Roofing Replacement

Guidelines:

The following is a summary of the guidelines for Roofing Replacements in the Discovery Crest neighborhood. The roofing policy has been developed by the ACC and approved by the Board of Directors and is consistent with the Bylaws of the Discovery Crest Homeowners' Association. Discovery Crest Homeowners Association Roofing Replacement Policy

• 1. Discovery Crest homes were originally roofed in cedar shingles. Such replacement roofing would be in harmony with the rest of the development.

  2. The ACC will consider replacement roofing other than cedar on a "case by case" basis if such roofing is consistent in color, architectural characteristics and size of cedar shake roofing. (See the next section for a link to a list of Roofing Replacement Approved Materials).

  3. Roof replacement requests MUST be submitted to and approved by the ACC using the ACC Change Proposal Form, PRIOR to work being performed.

  4. In all cases other than replacement with cedar, a sample of the roofing material that will be used for replacement must be submitted to the ACC at least 30 days prior to work commencing. (If work is to commence in less than 30 days the ACC does have some flexibility and will work with you. But it does take time to review the request and materials, especially if it is the first time a material is being used).

  5. Approval is automatically revoked for any roof replacement that has not commenced work within 60 days of said approval and such expired requests must be resubmitted to the ACC to grant an extension.

  6. The City of Mukilteo allows construction from 7:00 am to 10:00 pm however, in consideration of your neighbors in Discovery Crest, we expect each homeowner to discuss work hours with their contractor and to request limiting the work hours from 8:00 am to 7:00 pm unless there are extenuating circumstances.

Material Options (other than cedar):

In accordance with Policy 5-12, the Architectural Control Committee is frequently asked for their opinion on roofing material other than cedar that is acceptable for homes in Discovery Crest. Although the ACC and the DCHOA Board do not advocate nor endorse any product, there are several that meet the guidelines and have been approved recently. Re-Roofing Permits:

If you are changing roofing materials, the City of Mukilteo requires that you (or your roofing contractor) obtain a City of Mukilteo re-roof permit before work can begin. The installation of "like for like" roofing material does not require a permit. Please read this document which explains the process for obtaining this permit from the city.

Steps:

1. Select a contractor and a material that meets the guidelines.

2. Obtain a City of Mukilteo re-roofing permit, only if you are changing roofing materials.

3. Submit an ACC Change Proposal Form to the ACC with a sample.

4. Once you have received ACC approval, schedule the work to be performed and completed within 60 days.
